the house is an open plan building, with a 5 meter high ceiling finished with bleached chestnut beams. On the ground floor an open plan sitting room and kitchen lead into a storage area and bathroom with a double headed shower. Stairs lead up to a double bedroom area with cupboards and wardrobes. Off of this is a small bathroom with WC , bidet and washbasin.
Access to the courtyard/garden behind the house is from the sitting room. Here a table and chairs for four are suitable for al fresco dining or for sunbathing. The walls are covered with perfumed jasmine plants and a herb garden features sage, rosemary, basil and mint.

Features:
The house was restored in 2003-4 and all the work was carried out to the very highest quality. The house is built in stone blocks over 50cm deep and an internal cavity wall and a cavity floor guarantees the house is well aired and dry.
The ceiling, fixtures, fittings and bedroom floor are in bleached chestnut wood. The ground floor is finished in a handlaid resin wash with gold, bronze and rose colours featuring; in the bathroom downstairs the same finish features darker bronze colours. The upstairs bathroom is finished in Bizzaza mosaics.
The kitchen is fitted and built by the Italian company Ernestomeda. It offers a dishwasher, washing and drying machine, a fridge freezer, a hob and an oven, all electric. There is no gas. Both the kitchen and sitting room feature underground cool storage areas for keeping wine, oil and wood for the stove. The stove is made by the German company Hase and gives out an extraordinary amount of heat with low consumption of recycled wood blocks.
The house is airconditioned and the airconditioner also gives out 30°C heat for the winter months. A water softener is fitted to lower calcium content in the water; mains water is drinkable, and the house is connected to the main drains and electricity. A telephone can be connected but is not presently so. Mains gas runs nearby should this ever by required in the future. A satellite dish is fitted on the roof.
The bedroom features a double bed with an incorporated storage area and the cupboards and wardrobes provide ample storage space for two people.
Each bathroom has its own electric radiator/towel heater and the ground floor bathroom also has an air extractor.
The internal walls are all finished in "Venetian" style, this being a hand-waxed glossy finish over a beige plaster base.
The house is sold complete with all fixtures and furnishings, except personal items such as paintings, mirrors, books, rugs, TV, CDs, stereo-radio, sheets/towels, etc.
Location:
The house is situated on Vicolo Maria Rina Pierazzi (once called Vicolo Radi) in the Poggi neighbourhood at the top of the medieval town of Cortona (Tuscany), famous for its summer festivals, music, antiques shops, wining and dining. It is the town where the book and film Under the Tuscan Sun was located.
The property sits alongside a narrow road running from the town gate down into the heart of the town itself, just 300 meters downhill, where all the shops, bars, resturants, cinema, theater, museum, churches and public squares are found. The Restaurant

La Bucaccia is first of all a real typical restaurant, where Cortonese and Tuscan cuisine are celebrated every day by chef Agostina, and where the absolute respect of traditions is assured by Romano Magi, restaurant manager, refiner of doc cheeses, specialist in cured meats and, above all, a lover of the Arezzo cuisine. Romano’s firm was born ten years ago, just with the purpose to promote the finest products of the local tradition.
Dishes and products of the Cortonese tradition
The restaurant, located in the old town of Cortona, converted from the recovery of Palazzo Cattani’s 13th century cellars.
Today, between nice stone walls, the fireplace, the old cellar, the cuisine of Cortona is celebrated in all its magnificence, in the first place with the extreme rigour in the choice of raw materials. For example the extra virgin olive-oil of local production, or doc meat from the Val di Chiana, of which Cortona was land and cradle. And again, soups, home-made noodles, sweets prepared rediscovering old receipt and finally the intense tastes of the cheese-house, personally taken care of by Romano who also organizes courses where it’s possible to learn all cheese’s secrets, from the choice of milk to its preparation, to end with seasonings and perfect combinations.
Dishes are never too elaborate, according to the principle “making a lot out of very little…”

Commercianti da 6 generazioni, siamo originari del Veneto dove una sorella del capostipite Giovanni Molesini ha ancora una distilleria di grappa ed una cantina. Molesini Giovanni ha aperto il primo negozio a Cortona nel 1937, oggi ha lasciato la guida al figlio Giuliano che con la moglie Antonietta ed i figli Marco e Paolo portano avanti con entusiasmo le due attività di generi alimentari specializzato e l'enoteca.
We are the sixth generation of shopkeepers. We came from Veneto where the sister of Molesini Giovanni, founder of the family, still has a grappa distillery and a winery. Molesini Giovanni opened his first shop in 1937. Today his son Giuliano together with his wife Antonietta and their two sons Marco and Paolo run the grocery store - delicatessen and the wineshop.
